I received some news from my loan officer today that I find a bit disturbing. She’s informed me that she has included the additional, mystery, “tax” charges into my closing costs.
I find this news disturbing for a couple of reasons.
I’m troubled that communication has been clear enough and certain enough that my loan officer knows how much to add to my closing costs and how to articulate the necessity of those additional charges in the pertinent documents. Yet, no one has considered it important enough to communicate those things to me.
I am troubled that I sat in your office on February 22nd and signed a purchase agreement, an agreement I assume I do not have the freedom to amend simply because I miscalculated something prior to signing. Yet, I am being asked to accept a surprise amendment to our signed “agreement” at the behest of the builder.
It is my expectation that this amendment to our purchase agreement has come down from some governmental authority sometime after February 22nd, and that the requirements being passed down to me are completely outside the control of Tripoint Homes. It is my expectation that the governmental authority responsible for levying this additional tax requirement will be able to assure me that Tripoint Homes did not and could not have known of this requirement prior to entering into a purchase agreement with Laura and me. I expect you will be able, within the next couple of days, to provide me with a name and a phone number to someone associated with the governmental authority responsible for surprising Tripoint Homes with these changes. I want to see the memo, the email, the document, what have you, that Tripoint Homes received after I signed the purchase agreement, that grants Tripoint Homes the liberty of increasing my closing costs to the tune of $5200 without consulting me.
I gotta tell ya folks … something doesn’t seem right here.
If Tripoint Homes, after the signing of our purchase agreement, was indeed taken by complete surprise with changes in tax requirements, then I’ll do my best to adjust to those requirements. Still, shame on Tripoint Homes and all who represent “Grayson At Five Knolls”, for not having enough consideration for me to communicate the details of such changes.
If it is discovered that Tripoint Homes, having done its due diligence, should have known about the tax requirements that are being added after the signing of our purchase agreement, then be assured, I will expect Tripoint Homes to act with integrity and to set things right.
